  • Greenhill solar farm

The Examination process is in progress and we have made rebuttals/comments to the developer’s responses to our written representation.

  • 25/01307/3MACOU Conversion to 5 flats, Arch Villas, High Street

This was granted because parking provision requirements are less than that theoretically required for business use.

  • 25/01313/FUL Change of use to takeaway & hairdressers, 76 London Rd

Comment sent:

Bozeat Parish Council welcome the prospect of the vacant shop being brought back into use and the return of a hair dressers to the village.  However, we seriously question whether this is a suitable location for a takeaway premises.  The concerns raised by the council regarding a takeaway are:

  1. odour affecting residential dwellings
  2. potential of late-night noise
  3. parking provision
  4. litter

Odour affecting residential dwellings– (JCS Policy 8 e i)

The greatest concern is that cooking odours would create an unacceptable nuisance for neighbouring properties.  84 London Road is likely to be the closest to the proposed takeaway but depending upon wind direction other properties would also be affected.  Odours are particularly invasive and can seriously impact upon neighbours.

Late night noise – (JCS Policy 8 e i & ii)

Late night noise could be a nuisance for residents if the opening hours are not restricted by condition.

Parking – (JCS Policy 8 b ii)

The existing parking bay for the shops is frequently inadequate to cater for the parking needs of the existing busy village shop.  This part of the village is already congested with vehicles regularly resorting to parking partially on the pavement and even illegally.  With a takeaway it is common for even local customers to collect their orders by car in order to prevent the food getting cold before they get home.

Litter – (JCS Policy 8 e iv)

The litter bin outside the village shop is already frequently overflowing and takeaways, particularly fast-food takeaways, create additional litter.

The Parish Council therefore supports the proposal for a hair dressers but objects to the proposal to create a takeaway.

  • NN/24/00021/WASFUL Recycling plant, Land between and rear 30 to 50, Doddington Road, Wollaston

Wollaston have raised concerns about the impact of a 24/7 paper and recycling plant.  The site consists of a 12m high warehouse approx 155m long and hardstanding.  Processing would take place in the building.  The concern for Bozeat is fumes in case of fire, additional traffic and the change to the character of the route to Hardwater crossing.
